Who is developing Sunrise Basin?

The Sunrise Basin is 320 acres of private property that is owned primary by the Chewelah Basin Ski Corporation, Alpine Development Group (ADG), and is within the existing ski resort, U.S. Department of Agricultural Forest Service special use permit boundary.

Where is the Sunrise Basin development?

The 49° North resort is located in the southern Selkirk Mountain Range of northeast Washington. It is approximately 10 miles east of Chewelah, Washington and is 50 miles north of Spokane, Washington. The existing 2,325+acre ski area operates on more than 2,000 acres of National Forest System lands administered by the Colville National Forest and 320 acres of adjacent private land (the Sunrise Basin). The Chewelah Basin Ski Corporation is sole owner/operator of the 49° North Mountain Resort.

How many properties are for sale?

The Sunrise Basin Development which is located on the private deeded land is planned to include a total of up to 2,200 residential units; up to 800 hotel rooms; and up to 360,000 square feet of commercial space, developed in a village style intended to make the resort a premier destination for individuals to pursue outdoor recreational activities. The Alpine Glades development is a 50 acre portion of the Sunrise Basin development and will be the first phase of the Sunrise Basin development.

How do the prices at Sunrise Basin compare to other local ski resort properties?

49 Degrees North Sunrise Basin developments is truly a unique project. No other local Washington ski resorts offer true slopeside mountain living.

What are the resort amenities?

The resort offers full ski area services such as lessons, rentals, restaurant, café, bar, daycare, cross-country skiing, and snowshoeing. We will have all the necessary services required to operate a world class resort destination.

When will 49N operate 7 days a weeks?

As we increase our resort services we will transition into a seven days a week of operation.

When will 49N offer summer time activities?

Our goal is to become a year around resort and offer mountain biking both skills park and single track along with conceptual planning for a zipline, disk golf and paintball field.

Who designed the floor plans?

Lloyd Hill is the Resort’s architect, overseeing the architecture and design of the resort master plan. He is also founder and president of Hill Architects (a Portland based Architecture and Planning firm) with more than 29 years of domestic and international experience. Having overseen the design of numerous large resort projects, Mr. Hill has extensive experience with the design of destination resort and mixed-use resort village developments.

What do the interiors look like?

What is the sound barrier between floors?

For the Alpine Condo and for the Glades Townhouses: Our fire-rated unit separation assemblies are designed for a minimum STC 50.  STC= Sound Transmittal Class.

What is the contract process?

The contract process is a Purchase and Sales agreement which is typical with all new construction projects. Sales contracts will be available in the late fall of 2016 with the completion of the final plat. We are currently taking reservations. Contact Jack Morse at Windermere North

Homeowners Association - FAQs

Will I be required to be a member of a Homeowners Association?

As an Owner at Sunrise Basin, you are required to be a member of your own condo/townhome HOA. Your unit president will also have a say at the Master Association at Sunrise Basin.

Who will manage the COAs?

Each building will have its own individual COA. There will be a Block HOA along with a Master Association.

What functions and responsibilities are included in the association dues?

These fees cover services associated with management, maintenance and operations of the common areas and long term estimated reserves for the building. Services provided include, but are not limited to :

  • Building utilities – All utilities for the building’s common ground
  • Property and liability insurance
  • Parking and driveway landscaping and snow removal
  • Reserves for major repairs and replacements
  • Facility cleaning and general maintenance

How are my dues calculated?

Initially fee is based on initial costs and operations.

How does the parking work at Sunrise Basin?

Sunrise Basin is a free parking lot. No passes required. Overnight parking will be at the Little Calispell Creek base area. No street parking.

Are pets allowed at Sunrise Basin development?

Yes, owners are allowed pets. Additionally, owners may choose if they want to have pet friendly rental accommodations.
